Well kept apartments in downtown Omaha, and only a step away from two large green spaces. Management is amazing and maintenance is always quick to address any concerns. There is also optional on site parking and storage available. It’s definitely worth a look!

I have lived here for a couple of years, and it has been overall ok. The managers are great, and maintenance is quick. However, there is a significant issue with the stench of marijuana and cigarettes in the building even though it is a nonsmoking property. The walls are thin, and the ventilation feeds all of the offensive smells directly into each unit. If you have asthma or other breathing issues, look elsewhere.

For three years, I loved my apartment, the building location, and the view I had of downtown Omaha. Unfortunately, an aging building like the Greenhouse needs attention and care, but the owners of this building, based out of state, are interested only in hiring management companies that eke money out of you by charging market rent and offering below average service.
Communication from management is poor. The employees staffing the building change frequently. No paperwork appears to be... maintained between apartment managers--several times, they were "surprised" to find that I had two pets despite providing records of adoption and vaccination each time. My toilet was broken, once, for over a month before they sent a maintenance worker to even look at it. Because the building is old and the plumbing is outdated, if someone has a water issue they need to shut off water service to everyone. Many of my friends in the building have similar stories.
It's a great community and a great location in spite of terrible management. If you can ignore that, you'll love it here, especially with the new park being open.

The building is very near downtown, making many events in the area walkable, but is not in the middle of them so that traffic or parking are as big of concerns. Covered parking is extra, but is extremely worth it when a downtown event is clogging things.
The building is full of a mix of people, but primarily it seems to be young professionals or retired people (with a few rich students). This makes for a very quiet building. All in all, it's comparably priced with similar downtown apartments,... but you get better facilities. Lots of bare brick and large windows.
Downside is that many apartments in the area have rooftops that are accessible for fun and hanging out, but this one does not.
